The fees of Maître SANCHEZ OBRY Carlos Lehman: free fees and emoluments set by the State

Transparency, predictability, and strict adherence to the French Commercial Code.

Concerning all acts covered by the notary's fee schedule, please refer to Articles A 444-53 et seq. of the French Commercial Code.

Concerning acts and services not set by the State fee schedule and governed by Article 444-1 of the French Commercial Code and Annex Article 4-9. - I. 4° of Decree No. 2016-230 of 26 February 2016, free fees are charged by the notary.

Fees may vary based on service complexity, professional expertise, and geographic location. Fees can be charged as a fixed lump-sum or an hourly rate based on actual time dedicated.

Fee schedule for co-ownership deeds

Preliminary legal consultation regarding:

  • audit for updating co-ownership regulations or division description to current laws,
  • analysis of co-ownership regulations regarding missing or unlawful clauses,
  • or complete overhaul of co-ownership regulations and property division description.

Unregulated fees based on building size:

  • • 1 200,00 € TTC for co-ownerships of 2 to 50 lots
  • • 1 800,00 € TTC for co-ownerships of 50 to 100 lots
  • • 2 400,00 € TTC for co-ownerships of 100 to 200 lots
  • • 3 000,00 € TTC for co-ownerships exceeding 200 lots
  • Beyond 200 lots: custom quotation upon request.

Other co-ownership deeds:

  • Compliance update of regulations or division description : Statutory fee (pre-tax provision on request).
  • Drafting general meeting minutes resolutions : 120,00 € TTC / résolution.
  • Lot creation, transfer, partition or consolidation : Statutory fee. Over 10 lots: hourly rate of €360.00 incl. VAT / hour.
  • Complex operations (co-ownership creation, spin-off, merger) : Legal consultation at an hourly rate of €360.00 incl. VAT / hour.
  • Authentic deed of co-ownership creation : Statutory fee (pre-tax calculation on request).

Nota bene légal :

  1. For statutory acts, the pre-tax includes mandatory state taxes and recording fees.
  2. Free fee services require prior execution of a mission letter and fee agreement.
  3. Fees exclude third-party interventions (surveyors) and administrative disbursements (cadastre, planning certificates, mortgage registry searches).
  4. File opening requires payment of an advance deposit on costs and disbursements.
